How To Sell Your Home in 2010

Testimonials

We purchased our home in Algonquin in 2005 at an adjustable mortgage rate. In 2007, the payments were adjusted and it became hard for us to keep up with them. What was even worse, my husband's work hours were reduced. And so our struggle began.

Our payments were late, and after three months, we received a Notice of Default from our lender. It was difficult news to swallow. When you are behind on payments, it isn't easy to catch up. We began to fear answering the phone and opening the letters that came in the mail.  Eventually we disconnected the home phone line. Fear and discouragement immobilized us. We even avoided talking at the dinner table because it was so uncomfortable.

One day, a lady I worked with received a phone call to come home fast. The police were evicting her from her home. By the time she arrived, all of her furniture was already at the curb and the locks had been changed. Who could have guessed that my co-worker was in a similar situation? I have two children, so my first thought was to protect them. I started looking for help. When I started making phone calls and talking to people, I became less nervous. The tension began to melt away, and my thinking became clearer. What happened was something I had heard about. Your thoughts are things. If you dwell on fear, it is what you fear that will most materialize in your life. I called Peter and we met with him and his wife, Halina. It felt like meeting old friends.

We owed the lender $264,000, and properties like ours were listed for $219,000 to $230,000. A home in our area foreclosed in our area for $190,000.  Peter and Halina negotiated the second mortgage so that the lender forgave us that loan. They also negotiated with the first lender and even contested the Bank's Price Opinion on our home, which came in higher than the real value was. They sold it with no cost to us. They even negotiated $1,500 dollars worth of relocation fees for us. We rented a condo for one year. Today, we have a nicer home for less money with a low fixed rate. My husband got another job. We are a happy family again. We talk and laugh.

What would have happened to us if I'd let my fears keep me paralyzed? It felt good to quiet the fearful thoughts about how it is too late, or that it is embarrassing to speak with a stranger. Believe me, sometimes it is easier to talk to a stranger than to people you know.

This is my family story.  Do not carry a heavy burden alone. Make that call and take control of your future! Do not use your energy to fear, use it to believe and act!

William, former owner of Barrington Hills Estate:

I had a home with a Dryvitt exterior, very hard to sell. She negotiated very well, did go through all inspections, kept the transaction together till the closing.

Christopher-Builder, former owner of new tear down in Arlington Hts.

The market was extremely slow but following her advice I sold the home and am very happy with the outcome.

Lou and Sofija, former homeowners in Belvidere:

Halina is our family Realtor. We had our home in Belvidere for sale with a local Realtor. We couldn't sell. We asked Halina for help. Belvidere is out of her servicing area. Because she knows our family she decided to take over the sale. Thanks to her an her team our home is SOLD.
Whatever she does to sell a home, it really works in every area and in every market!!

Jon and Jody, former homeowners in Barrington:

The market is very hard for homes in the $700,000 to $1,000,000. Thanks to her team we have our home sold. We think that she has an excellent selling process that will work in every market. Excellent ideas to get buyers to view a home. We liked her promotions. They did work very well to sell our home. Great work!

Donna, former homeowner Streamwood:

Halina sold my home in a very slow market. I am a widow so I needed a lot of support during the sale process. She and her team took care of everything.

Laurie, former homeowner Schaumburg:

We tried to sell our home for sale by owner for four months. We had offers of course. They were ridiculous. Then Halina took over the sale. She sold it at 98.5% of asking price.

Shiva MD, former homeowner Itasca:

We had many Realtors before we met Halina. Halina is tops! If anyone wants to ask about her service-please do not hesitate to call me. She sold our home in 27 days for 98.8% of the asking price and we met our deadlines on our purchase. What a great experience!

William, former homeowner Wheeling:

The market is very competitive and it is not enough to find a buyer but to keep the transaction together and not let it fall apart at any stage. Halina and her team are always on top of everything and that's why I closed my sale.

Marya, former homeowner Arlington Hts:

I had my home for sale by owner for 5 months. It was impossible for me to sell in this market. It is very challenging to find a buyer for any home then to negotiate the price and to keep the buyer until the closing. Thanks to Halina and her team I am free of those worries.

Karen, former homeowner Niles:

We had 2 transactions with her. Our sale in Niles and our purchase in Cary. We are very happy that we called her about one of her listings and this way we met her. She and her team took away most of our headaches in today's challenging real estate market.
